A six-stage acreage search
01 · Define the life
Decide what the land must support: privacy, horses, multigenerational living, a workshop, recreation, agriculture or simply quiet.
02 · Read the site
Review approach, topography, exposure, drainage, vegetation, neighbouring uses, road maintenance and the home’s placement.
03 · Test the systems
Investigate water source and capacity, treatment, septic, power, heating, backup systems, outbuildings and communications.
04 · Verify the rights
Confirm title, easements, access, zoning, development restrictions, environmental context and intended uses with qualified advisors.
05 · Price the ownership
Model ongoing maintenance, insurance, snow removal, utilities, land care, travel time and likely capital projects.
06 · Protect the resale
Consider buyer depth, commute, school and service access, road quality, land usability and the property’s lasting differentiators.

Bring the right advisors early
Depending on the property, a considered diligence team may include a property inspector, well and water professional, septic specialist, surveyor, municipal planner, environmental consultant, insurance broker, accountant, lawyer and qualified trades.
